A little background…At CMLS2017, my team and I were inspired to create a new MLS system. At the time, we had been shopping for a new MLS system for our members, but we couldn’t find one that met all of our needs. After listening to several sessions, my COO looked at me and said, “we should build again.” One year later, we started our second MLS build. On February 15, 2024, we retired our 27-year-old system and moved all our members to our new built for the ground-up system. I was recently at a conference a week after the cutover, and a colleague said, "Wow, it must have gone well if you are here." 

How did you develop this transition plan? 

We created our transition plan drawing from our experience spanning 27 years of software releases. We wanted to ensure each broker's journey towards a successful transition. To start, we envisioned what success would entail for individual brokers and worked backward from there, identifying essential steps, pitfalls to avoid, and critical milestones to achieve.

In our transition from REsearch to HIMLS, we prioritized delivering the smoothest experience possible for our users. To achieve this, we deliberately extended the transition period to over 6 months or more. We also introduced our “Beta Brokerage” program, where brokerages could fully transition to the new system months in advance while retaining access to both platforms. 

To do this, we worked with our developers to create a synchronization feature between the old and new app, ensuring that our users can do their work in either system. This gradual transition approach provided users with a generous runway to acclimate to the new system while also allowing us to gather valuable feedback and adjust our software development roadmap accordingly.

Were there mistakes you learned from in the past that helped inform it?

We have been providing MLS software services for a long time, and in that time, we have quite a bit of experience to draw from with great releases, not-so-great releases, and pitchforks-and-torches releases. Our long history gives us a clear understanding of what will cause a member to pick up the phone and contact us for help or to complain. 

How have your members responded to HIS’s efforts to ensure an orderly transition?

The response from our members has been overwhelmingly positive. One of the most popular services we offered from the start is called the “Concierge Service,” wherein members can visit a consistently manned Zoom room during office hours to get help from our Technical and Customer Support staff. In addition, we also provided them with a special phone number and email for alternative contact methods.

Beyond that, we created a comprehensive rollout plan measuring our progress every step of the way, and we never missed a single deadline. We wanted to ensure that every single agent was supported in a way that best suited their needs by accommodating various learning styles, offering one-on-one help, or providing training sessions with their peers. We empowered brokers to switch off the old system when their agents felt comfortable doing so. Having that choice helped as we got closer to the retirement date of our old system. By that time, over 50% of all brokerages had fully transitioned to the new system. Members continue to utilize the resources provided during the transition, like the Concierge Zoom Room, and they have provided valuable feedback to us about how the transition is going. Next, we plan to visit the outer islands, where many of our members are, to conduct in-person training and provide hands-on assistance.

How do you decide when to implement change, and which changes to prioritize?

Embarking on a ground-up rebuild of an application that is not only beloved but also foundational to our Realtors' careers is a monumental decision. Initially, we envisioned making incremental changes to minimize disruption. However, it became apparent very quickly that to truly innovate, we needed to rethink everything from the ground up. Taking a step back, we engaged with our stakeholders and board of directors to secure their buy-in. We communicated the risks associated with our "break-fix" model—illustrated memorably with Legos and a skit during a shareholder meeting. We explained that our former system, burdened by technical debt, left us on borrowed time, and we highlighted the need for responsible, forward-looking change. We are proud to say that HIMLS was built for and by the agents. 

In 2020, while we were all holed up in our homes, we worked with agents via Zoom to do user testing. Hundreds of hours and sessions to gather feedback on their thoughts about the app and how they would like to see improvements. The feedback loop continues to his day. We have a very complex document that manages every single epic, story, and task – 9,000 and counting - with a well-rounded team focusing on every aspect of the app, always keeping the customer at the forefront and answering the question – can they do their job and how can we make it easier for them?

Now that we have launched HIMLS, we’ve laid a new foundation for innovation. Our work continues as we explore new products and services, determining whether to adopt industry-leading solutions or to create our own. As we often say in our office, “The best is yet to come.”

How have you developed and reinforced a customer service-first mindset across the whole organization?  

First, I know it starts at the top. I take a multifaceted approach that prioritizes leading by example, recognizing exemplary instances of customer service, and explicitly emphasizing its importance in every company-wide meeting. As a leader, I firmly believe that my actions speak louder than words, so I work DAILY on demonstrating the value of prioritizing customer satisfaction through my own interactions with clients and customers (internal and external). Whether personally resolving complex issues or going the extra mile to ensure every customer interaction is meaningful, it's important to me to set standards of excellence that inspire my team to follow suit.

I also make it a point to spotlight instances where exceptional customer service by my staff has had a tangible impact on our business success. By sharing these success stories in team meetings and company-wide communications, I feel it underscores the significance of prioritizing customer needs and showcases the direct correlation between outstanding service and long-term business growth.

At the end of the day, I'm old school: the customer is always right... even if they're technically not. But we are in business because of them, give them that respect- not always easy, I know. HIS treats people like their own family.

How do YOU describe CMLS’ value proposition?

 

CMLS has one focused mission: to set the standard for MLS excellence and support all who seek it. If your profession involves MLS, CMLS is the place to invest your time and resources. In recent years, CMLS has placed tremendous focus on making certain that there is a collective voice to the MLS and that MLSs are recognized, as not only the premier listing source, but also as the backbone of the real estate ecosystem. Real estate contributes roughly 17% to our nation’s GDP, and MLSs are a cornerstone to that contribution.  


CMLS has outlined three strategic initiatives for 2024. Which one are you most excited about and why? 

 

I am energized about Advancing the Value of the MLS! The Champions of MLS campaign is about educating on the pro-competitive and pro-consumer practices of MLSs through white papers, economic studies, and public messaging. I am excited about the progress we have made so far, including the release of our white paper, “The Value of the MLS: How Multiple Listing Services Benefit Consumers and Advance Real Estate Competition.” I encourage you and your team to access the report HERE

If you could leave CMLS members with one bit of advice to carry with them in 2024, what would it be?

Act now to embrace the change ahead. We must be nimble. Another phrase that I like to keep at the forefront of my mind is one that a well-known, highly regarded industry peer shared with me. “The opportunity of a lifetime, must be seized during the lifetime of the opportunity.”



I think that expression sizes up the need to act in a timely manner before you lose the opportunity to be part of meaningful change.

The Multiple Listing Service has helped shape and sustain the most open, transparent, and competitive housing market in the world. The settlement terms announced today, which include a removal of the offer of compensation from Multiple Listing Services, will impact real estate agents, brokers and the homebuyers and sellers they serve. Nonetheless, WE ARE READY.

Multiple Listing Services will continue to provide the bedrock of information upon which professionals and consumers can rely on to make critically important housing decisions. The Multiple Listing Service will continue to give anyone with a stake in housing the clarity and insight that only accurate, timely data can make possible.

Soon, CMLS members will receive an invitation to participate in an MLS Matters webinar. We will discuss what these changes mean for our industry and how best to move forward together.

Today's announcement marks the beginning of a period of change. CMLS, and its members, will respond to that change.

Through this, the Multiple Listing Service will continue to make the real estate market work.

Bright MLS “Open Housing Marketplace” Campaign Selected as 2X Bronze Winner in Prestigious Webby Anthem Awards

(North Bethesda, Md.) January 30, 2024 Bright MLS announced today that its “Open Housing Marketplace” campaign, designed to increase awareness about the importance of fostering an open, clear, and competitive real estate market, and fair and equitable access to housing, has been selected as a two-category winner (Responsible Technology, and Diversity, Equity and Inclusion) in the 3rd Annual Anthem Awards. Launched in 2021 by The Webby Awards, The Anthem Awards honors the purpose & mission-driven work of people, companies and organizations worldwide. This year’s Anthem Award Winners were selected from a pool of over 2,000 submissions from 44 countries by the International Academy of Digital Arts and Sciences (IADAS).

Bright’s campaign was designed to raise awareness of the critical role the Multiple Listing Service (MLS) plays in supporting equal access to housing by making all property data available to every homebuyer regardless of who they are, where they are from, or who they know. Straightforward and consumer- facing campaign assets were created to educate, inform and encourage support of the fair and open housing marketplace. The campaign garnered over 2 million consumer impressions in a 2-month period, with much higher-than-normal click-through and completion rates.

COUNCIL OF MULTIPLE LISTING SERVICES ELECTS NEW DIRECTORS FOR 2024 https://members.councilofmls.org/news/660169/ https://members.councilofmls.org/news/660169/ HENDERSON, Nev., December 12, 2023 – The Council of Multiple Listing Services (CMLS), the professional trade organization serving the Multiple Listing Services industry and representing 231 member organizations with 1.8 million subscribers, has elected new directors for 2024. They will assume their roles on January 1, 2024.

Justin Haag, General Counsel and incoming President and CEO (Jan. 1, 2024) of Northwest MLS (Washington); and Chris Haran, Managing Director and Chief Technology Officer of MRED (Illinois), were elected to serve three-year terms on the CMLS Board of Directors. Matthew Consalvo, CEO of ARMLS (Arizona) was re-elected for a second three-year term.

“We are very fortunate to welcome these leaders to the CMLS Board,” said Denee Evans, CEO of CMLS. “Our leadership is committed to guiding MLSs to evolve and innovate while providing efficient, transparent, and pro-consumer marketplaces. The time has come for the MLS community to tell its story. Watching others shape the popular understanding of how the housing market works or should work is no longer acceptable. Falsehoods can no longer be tolerated. The stakes are too high. 

It’s time to respond.


CMLS has formally launched the Champions of MLS campaign to power that response. Almost 35 organizations - MLSs and companies that support MLSs - have already committed their support. I am asking you to join us and support the campaign.


If you spend a little time looking at how residential real estate markets work outside of North America, one thing becomes clear: it’s a mess


In Australia, homebuyers bid in live auctions held in front yards. Many do not have professional representation. Most lack a clear picture of the housing market. In Italy, sellers often list their homes with several agents, and inaccurate or outdated information on their home can linger on a myriad of websites months or years after their property sells. From Mumbai to Munich, Sao Paulo to St. Petersburg, residential real estate is shadowy, scattered, and woefully inefficient. Listings are scattered. Accurate market data is scarce. Consumers are left in the dark. 


There is one reason for this dysfunction: There is no MLS.


The multiple listing service network, unique to the United States and Canada, provides the foundation of data, rules, security, and accuracy that make our marketplaces the most transparent, liquid, pro-consumer system in the world. It is the MLS that powers virtually all public-facing home search websites and apps that millions of consumers rely upon to make housing decisions. It is the MLS that real estate professionals count on every day for reliable, real-time housing data. 


It is the MLS that gives real estate consumers clear answers to basic and critically important questions, like:

  • How’s the market? 

  • How much is my home worth?

  • How much should I offer on this home?

  • Is now a good time for me to buy or sell?

And yet in recent years, the MLS has come under attack. There is a group of litigants and plaintiffs’ attorneys who are telling their own stories about the MLS. They claim that the MLS is anti-competitive, and therefore anti-consumer. We know this is false. But they’re being loud. They’re telling their story and it is impacting the national conversation about the MLS. We need to be loud, too. We need to tell our story.


The battle for an idea.


The MLS is a good idea — one that has evolved over time to meet the changing needs of consumers. Nearly 30 years ago, when the first home listings were placed on the internet, MLSs evolved to meet the moment, and the MLS marketplace of today ensures that the real estate information consumers view online is timely and accurate across the digital landscape. Our North American real estate market may not be perfect. But for those who seek a housing world in which information about shelter is accurate and widely accessible -- 


The MLS is an idea worth fighting for.


The Champions of MLS campaign has begun with a focus on two objectives:

  1. Investing in economic and legal research that quantifies the pro-consumer and pro-competitive nature of the MLS. A respected econometrician has already been retained and has commenced work. 

  2. Securing the legal support and expertise needed to ensure the MLS industry has a seat at the table in discussions with federal regulators. Attorneys with experience interfacing with the DOJ and FTC have been retained to complete a white paper articulating the value of multiple listing services.

It’s time to act.

Lauren Hansen, Former CEO of IRES Inducted into CMLS Hall of Fame https://members.councilofmls.org/news/654517/ https://members.councilofmls.org/news/654517/ New Orleans, LA, October 5, 2023 — Lauren Hansen, retired CEO of IRES, LLC was inducted into the Council of Multiple Listing Services (CMLS) Hall of Fame during the CMLS conference (CMLS2023) on October 5. The honor is a means of recognizing and acknowledging a lifetime of leadership, energy, and intellect that improves and elevates the multiple listing services industry.

“Lauren’s determination and vision helped shape CMLS as we know it today; her time and energy to support CMLS and the MLS community is unmatched. Not only has she left a legacy on our industry, she has been a mentor to me throughout my tenure at CMLS,” said Denée Evans, CEO of CMLS.

Hansen wore numerous hats in her four-plus decades in the real estate industry. Her roles as Executive Officer at both the Estes Park Board of Realtors and Tri-City Services Inc. led her to be the first and only CEO of IRES until her retirement at the end of 2021. She spearheaded the development of the IRES MLS database and was always on the cutting edge of real estate in Colorado.

Her ability to take innovation by “the horns” and try new things, while inspiring others to do the same, was something special. Whether adding new features to the MLS platform or helping others advance their own knowledge, expertise and skills, Hansen’s accomplishments and overall impact on the industry will be felt for years to come.

“IRES, and its wholly owned software subsidiary Realgo Inc., have a prodigious history of innovation in the MLS space which blossomed from Lauren’s vision and leadership. I am thankful for the foundation she laid both at IRES and at the industry organizations she contributed her thoughts and energy to. Her dedication shows in her long-standing service to CMLS,” said Jeff Bosch, CEO of IRES, LLC.

Hansen was an instrumental part of leading CMLS from a volunteer organization to a staff-run professional trade association. She served on the CMLS board for many years including Chair in 2018, was a part of many committees and workgroups, and a graduate of the inaugural CMLX3 class.

Industry colleagues and friends often comment on Hansen’s wonderful sense of humor, her willingness to take risks and engage with other MLS executives, and her genuine interest in and love for the MLS industry.

Hansen’s induction into the CMLS Hall of Fame was preceded by John Mosey in 2022, Kathy Condon in 2021, David Charron in 2020, Cathy Holefelder in 2019, Jack Johnson in 2017, Ann Bailey in 2016, Brian Larson in 2015, Pat Bybee in 2013, Jeannette Biddle in 2012, and Peter Shuttleworth in 2011. The honor recognizes the contributions of the inductee to CMLS and the MLS industry at the close or culmination of the inductee’s career in the MLS industry. Although inductees are recognized at the annual CMLS conference, the award is not necessarily given on an annual basis.

Brad Bjelke, CEO of UtahRealEstate.com and past recipient of the Shuttleworth Award made the announcement to more than 1,000 attendees at the event, which brings together executives and leadership of multiple listing services throughout North America.

“Tom embodies the spirit of the what if mindset. He asks the right questions and pushes boundaries allowing for thoughtful discussion and healthy debate. He has led the way over the course of his career, challenging the status quo to push for innovation,” said Denée Evans, CEO of CMLS.

Since 2008, Hurdelbrink has led NWMLS through significant transformation and growth, including the expansion of its membership and service area including three mergers, the adoption of numerous innovative product and service offerings, the launch of two mobile app programs, the conversion to a new MLS search system, upgrade of the public records data system, and more.

Tom Hurdelbrink, president and chief executive officer of Northwest Multiple Listing Service (NWMLS), has announced his plan to retire at the end of 2023. Hurdelbrink has led NWMLS since 2008.

Under his leadership, NWMLS has seen significant transformation and growth, including the expansion of its membership and service area, and the adoption of numerous innovative product and service offerings. Some of the organization’s highlights during Hurdelbrink’s tenure include:

  • Increase of the NWMLS service area to 28 counties

  • 3 MLS mergers 

  • Conversion to a new MLS search system

  • Upgrade of the public records data system

  • Development of an electronic real estate forms and transaction program 

  • Launch of 2 mobile app programs

  • Launch of a listing appointment program

  • Streamline data management for member firms and their data vendors/suppliers

Most notably, Hurdelbrink has guided NWMLS in cultivating its reputation as a leading organization in residential real estate in the Northwest. He is well-regarded as a thoughtful, collaborative and visionary leader and is one of the most respected MLS CEOs in the country.

Raleigh, NC —Earth Advantage®, Inc. and the Triangle Multiple Listing Service (TMLS) announced a partnership to deliver building performance data from the Green Building Registry® (GBR) to Triangle MLS users. The green certification and energy rating data available from GBR will be integrated into CRS Data, the tax/public records system used by Triangle MLS. Adding this information will provide a more holistic view of the homes in North Carolina. CRS Data will also support the auto-population of this data into listings to ensure a consistent and accurate representation of a building’s energy data for prospective buyers or renters. This functionality is expected to be available later this year.

Historically, important home data such as energy ratings, third-party building certifications or solar electricity generation have not been included in sale or rental listings. This has prevented appraisers and lending institutions from creating a thorough valuation, resulting in the potential loss of thousands of dollars of value per home and preventing buyers from making a fully informed purchasing decision.

Since 2017, Earth Advantage’s self-funded Green Building Registry has provided home performance data to the public and real estate multiple listing services. GBR partners directly with programs to provide verified data directly from sources such as the U.S. Department of Energy’s Home Energy Score program, LEED® for Homes, ENERGY STAR®, HERS® Index Scores, and other national and regional third-party verification programs.

“Do a survey, ask buyers their top worries: cost of ownership comes up in the top three every time. I know the payments, but what will it really cost to live there? Energy costs are a big part of that so buyers care about efficiency, especially first-time and younger buyers,” said Matt Fowler, Triangle MLS Executive Director. “Adding GBR lets us share what we know about features that buyers are looking for. That seems like an essential function for any MLS. Making it available in IDX potentially increases the number of sites where buyers will find the information to thousands.”

UtahRealEstate.com unveils to its members new software that leverages the power of the Restb.ai platform to provide photo descriptions, room types, photo tagging, and photo search

SANDY, UT – June 7, 2023 – UtahRealEstate.com (URE), one of the nation’s largest Multiple Listing Services (MLS), today unveiled its next level of MLS photo intelligence. Leveraging the Restb.ai platform, URE members can now have their photos instantly scanned to display the following data: photo descriptions, room types, and photo tagging.

Once the photos are scanned, URE’s software will then categorize all of the photo tags, allowing members to search by photo characteristics in addition to the traditional fields in the MLS. In practice, URE members will be able to search for standard fields like bedrooms, bathrooms, and square footage, in addition to the hundreds of photo tags now available: things like outdoor kitchens, solar panels, vaulted ceilings, paneled refrigerators, mud rooms, etc. Results will be returned based on the information contained in the photos as well as the traditional MLS database, making this one of the most powerful real estate searches ever created.

With this product integration, GAMLS implemented the unique ability to automatically detect the room type/home space of all uploaded property images (e.g., bedroom, bathroom, floorplans, etc.), providing RESO-standardized field classifications.

Northern Nevada Regional MLS Releases Independent Sales Price Impact Study Showing Homes Listed on NNRMLS Commanded Premium Sales Price

Reno, Nev. – The Northern Nevada Regional Multiple Listing Service (NNRMLS) teamed up with data analytics firm, Naniik, to conduct a Sales Price Impact Study showing the Power of the MLS. The study found a benefit for sellers who listed their properties with a REALTOR® on NNRMLS. On average, a listing on the multiple listing service yielded a 17% premium in sales price over similar properties sold off-MLS independent of other variables. For a typical home, this resulted in a $55,250 increase in sales price.

"This independent study reveals that properties listed on NNRMLS with the assistance of a REALTOR® received more than comparable off-MLS listings,” said NNRMLS CEO George Pickard. “These findings emphasize the value multiple listing service marketplaces deliver to sellers, and I commend our REALTOR® members for leveraging the power of the MLS to serve their clients.”

 

The study analyzed transaction data from six Northern Nevada counties over a 7.5-year period from 2015-2022, controlling for property and neighborhood characteristics. Key variables impacting sales price included the year sold, square footage, lot size, median income of the zip code, and whether the property was listed on the NNRMLS.

“Months of data acquisition, cleanup, and analysis were performed to ensure a comprehensive and accurate dataset,” said Naniik President Matt Edgington. “We are pleased to find a statistically significant impact of the study variable while controlling for other factors.”

 

Four key highlights emerged from the study:

  1. Higher sold price: On average, the sold price for a home listed on the NNRMLS was 17% higher than that of comparable properties sold off-MLS, resulting in a $55,250 increase in sales price for a typical home.

  2. Consistency: The study showed a consistent benefit of a listing on the NNRMLS over the course of the 7.5-year period.

  3. 86% of homes sold were listed on the NNRMLS: During the study period, 86% of all properties sold in the six Northern Nevada counties were listed with a REALTOR® on the NNRMLS.

  4. Living area affects home prices: For every additional 500 square feet of living area, home prices increased by 20%, independent of other variables.

Pistilli's extensive background includes working with national banks, mortgage companies, federal agencies, and leading appraisal management firms. He is a certified residential real estate appraiser in Colorado and Texas, and  currently serves as Chair of the Colorado Real Estate Appraiser Board and is an AQB Certified USPAP Instructor. In 2011, he was the first recipient of the Valuation Visionary Award presented by the Collateral Risk Network at Valuation Expo.

In his new role at Restb.ai, Pistilli will be responsible for providing direction to the application of Restb.ai's products and services for the valuation segment of the real estate industry, working with the product team to develop and expand the suite of offerings. Additionally, he will prioritize development initiatives and build industry relationships and partnerships to enhance Restb.ai's presence in the market further.

Pistilli said he is particularly excited to work on computer vision projects, which he believes to be the most important technology and the biggest breakthrough opportunity for the real estate industry.
